Dear New Homeowner,
On behalf of the Georgian Hills POA Board of Directors and the other homeowners of Georgian Hills, we welcome you to our community. Over the coming months we look forward to meeting you, whether it be walking down the streets, at the pool, or at a community activity.
The operation of your homeowners association is governed by a board of volunteer directors. The six Board members are elected on a staggered basis by the community. Elections are held at the annual homeowners meeting in August. The Board is responsible for overseeing the daily functions and financial responsibilities of the Association, and for maintaining members’ compliance with the established rules and guidelines. Please take the time to read through the Declarations and Bylaws you received during the home purchase process. Copies are available on the community website. There is a monthly Board meeting, held on the third Thursday of each month, at the community pool. All homeowners are invited.

2025 Annual Homeowners Association Dues
The By Laws of your Georgian Hills POA provide for a budget composed of Association Dues collected annually from every member of the Georgian Hills Community. This money is used for such items as sign maintenance, lawn maintenance, electricity for the entrance ways, and insurance for all common areas.
After careful budgeting and consideration, the Officers and Directors of the Board have determined that the Annual Fee for 2025-2026 will remain at $400.00 per homeowner, if paid before the deadline. (April 2)

To drive toward excellence in sustaining and enhancing the value of our homes and property by:
Requests for the status of homeowner's dues on properties in Georgian Hills will be assessed a fee of $200 per request. We will respond to your requests within 5-7 business days. If required sooner than 5-7 business days, there is an additional $100 expediting charge (total of $300.00).
For the new homeowners, there is a 200.00 initiation Fee, to be collected at the real estate Closing.
Gwinnett County Quality of Life Code Enforcement
Sometimes our neighbors create conditions on their property which harm public health, safety, or convenience. This may violate Gwinnett County zoning codes. Gwinnett County's Quality of Life Code Enforcement web-page offers an information sheet about prohibited conditions; links to county ordinances; and a direct link to report possible code violations.
Gwinnett County Code Enforcement will investigate violations; notify property owners of required corrective actions; and apply penalties if violations are not corrected. In addition to the web-site link above, Gwinnett County offers a Complaint Telephone Hotline at 770-513-5004.
